TMP does not act as a mortgage broker. We work in exclusive partnership with Xfin, who are regulated to provide mortgage advice in Portugal.
This mortgage advisory service is completely fee-free for clients. TMP receives a share of the standard commission paid by the lending bank, shared with Xfin, only after the mortgage is approved and completed, typically between 1% and 1.5% of the loan amount, in line with standard market practice.
This structure allows clients to benefit from independent, qualified guidance and to compare the best mortgage offers available from the main banks in Portugal.

For mortgage advisory, we work with XFIN, a licensed and regulated mortgage brokerage, ensuring that all financing guidance is provided by qualified and authorised professionals.

TMP does not charge any fees to buyers for our real estate services. We do charge a fee for our rental services.
Many international clients ask how we are paid. Transparency is fundamental to us.
In Portugal, the seller pays the real estate commission, which is then shared between the real estate agencies involved in the transaction.
For property purchases in Portugal, the seller pays a standard commission of 4% to 5%.
This commission is then shared equally between the real estate agencies involved in the transaction.
When TMP represents a buyer, our fee is paid from this commission.
This means our clients receive full professional representation without paying any fee.
Most estate agents in Portugal work under this model, which allows us to access almost all properties for sale across the country, with only a few limited exceptions.
Mortgages
For mortgages, we do not charge any advisory fee.
We receive a standard commission directly from the bank once the mortgage starts, typically between 1% and 1.5% of the loan amount.
Our clients never pay upfront fees.
We only get paid once we successfully deliver results — when a property is bought, sold or rented.
